How much are the Title fees?

Buyers on Fabrica pay only the price of the land they're buying. It's as simple as that. There are no recording, courier, escrow, title, documents or any other creative fees.
What about transfer taxes?
In some counties and cities, taxes are due on transfer of Real Property. Buyers on Fabrica don't have to worry about that: they always pays the listing price. No surprises. We take care of collecting due taxes (if any) from the seller.
Who is responsible for property taxes?
Property Taxes are paid for by the current property owner. When you buy a property for cash, you'll be responsible of paying the property taxes when due (typically once or twice a year).
When you buy a property on terms, the seller pays the property taxes for you until you've finished paying the land.
As a seller, can I set my own terms?
When you sell a property you can decide to offer Owner Financing specifying the downpayment, number of instalments and interest rate. Everything else is fully automated.
What's the return policy?
When you buy a property using Fabrica, you have up to 30 days to return the property and get a full refund. No questions asked.
What if I want to sell land without offering free returns?
We ask all sellers to offer the same 30 day free return policy, to provide the best possible experience to the buyers. No exceptions are made. Of course we'll also return you the cost of the transaction.
